So, if a claim is made, the warranty claim office will electronically review the inspection report. If the defective item had passed during the inspection (called undetected pre-existing), it’s covered! If a repair request was recommended and noted on the report, you can still purchase this warranty, but this item must have been serviced or repaired as needed in satisfactory working order prior to closing and issuing of the warranty to be covered. All you need is to retain the invoice receipt showing that the item or component was repaired by a qualified service company.
Most other warranty companies do not consider the home inspection report when a claim is made. They usually ask the serviceman to determine if it was “pre-existing” and if it is, then likely it is NOT covered. These other companies typically charge a $75 claim fee paid to the service repairman to find this out! This warranty you are being offered today only charges $50 as a claim fee and if the inspector passed it then its covered!

Some Frequently Asked Questions:
  • Is the home inspector compensated directly or indirectly from the sale of this warranty?

Answer: No. The home inspector is not compensated in any way. The home inspection company offers access to this warranty purely as a service because of the extra coverage it provides. This warranty goes hand in hand with a home inspection because it includes coverage for “Undetected pre-existing.”  If the inspector passes the item without needing repair and it fails, then it is covered even if it was pre-existing. If the home inspector did recommend further inspection by a qualified person, then the purchaser of the warranty (homeowner or buyer) must retain the receipt of the serviceman to demonstrate that the covered item was brought back to satisfactory condition.

  • What if the inspector did not inspect certain items that are listed as covered items in the warranty?
Answer; those covered items are still covered, but are not subject to the un-detected pre-existing coverage. In other words if that item fails and is part of the warranty the warranty company will cover it as long as it was not determined as pre-existing before the warranty. An example is the refrigerator. If the refrigerator was not in the home during the inspection the inspector could not inspect it and so it is not covered under the undetected pre-existing condition. However, if it faild and was not a pre-existing condition, then it is a covered item under the warranty.
  • When or how do I purchase this warranty?

  • How much is the deductible?
Answer: There is a $50 service fee the repairman charges and the remainder falls under the warranty agreement.
